The Opportunity with McKinstry: We are currently seeking aSenior Facility Operations Consultant - Product Warranty Management to join our team as a member of our Technical Services Division in Seattle, WA. The Senior Facility Operations Consultant - Product Warranty Management serves as the primary point of contact and subject-matter expert for OSM warranty program operations and product support. The role leads cross-functional program initiatives, oversees end-to-end warranty and non-warranty service delivery, and provides technical aftercare, platform data insights, and training to OSM project teams and external partners. The position ensures contractual compliance, operational consistency, vendor performance, and continuous improvement across the OSM program and projects. - Serve as the primary client-facing lead and subject-matter expert for OSM warranty program operations, product support, and service delivery.
- Lead program setup, implementation, adoption, and ongoing operational support in coordination with OSM project teams, owners, McKinstry stakeholders, and external partners.
- Represent the program in quality and performance meetings; analyze warranty and non-warranty service, cost, quality, and performance information; and present findings, risks, recommendations, and corrective actions.
Warranty Workflow and Process Management
Own and manage the end-to-end OSM warranty and non-warranty workflow, including intake and tracking, triage and research, parts coordination and procurement, pre-validation, validation, security-access coordination, dispatch, follow-up, resolution, and formal closeout. Lead the discovery, development, implementation, optimization, documentation, and maintenance of program workflows, standard operating procedures, controls, and RACI responsibilities. Ensure processes align with contractual obligations, business requirements, service levels, operating standards, and stakeholder expectations while driving consistent execution and continuous improvement.
Technical Evaluation and Service Execution
Independently research, evaluate, and pre-validate technical issues involving OSM product lines; gather the information needed to determine whether each issue follows a warranty or non-warranty path; and establish the appropriate response and next steps. Interpret and communicate contractual warranty obligations, warranty periods, OEM coverage, priority requirements, service levels, and escalation criteria to the stakeholders responsible for execution. Coordinate site access, parts availability, and dispatch to Facility Operations, Technical Services, subcontractors, or OEM vendors; monitor execution; resolve barriers and escalations; and manage each issue through completion and closeout.
OEM Vendor Management and Program Capability
Research and establish OEM warranty programs; coordinate coverage requirements, parts, deliveries, and vendor dispatch; and manage vendor responsiveness, execution, service quality, and performance against contractual and program expectations. Develop and deliver internal and external training on OSM program requirements, workflows, standard operating procedures, and InfoCentre platform use to support adoption and consistent operating practices.
Platform, Account, and Asset Management
Build, configure, and maintain OSM project accounts, asset hierarchies, equipment inventories, workflows, user access, and supporting records in the InfoCentre platform. Maintain platform data quality and reporting; develop operational insights; and use program data to support service coordination, contractual compliance, performance measurement, cost visibility, and informed decision-making. Train and support future Facility Operations warranty coordinators and Edo backup coordinators to strengthen program knowledge, continuity, coverage, and scalability
What you need to Succeed at McKinstry:
- Bachelor's degree in facilities management, construction management, engineering, business, operations, or a related field, or an equivalent combination of education and relevant experience.
- Typically, five or more years of progressively responsible experience in facilities operations, administration, technical service coordination, or related operational environment.
- Knowledge of processing lifecycles include discovery to aftercare
- Knowledge of project management, Lean process improvements, Six sigma principals or comparable continuous improvement methods
- Knowledge of contractual obligations, priority management, service-level expectations, escalation criteria, and vendor performance management.
- Knowledge of day-day operations, quality processes, workflow, SOP, documentation to evaluate issues and coordinate the appropriate response.
- Proficiency with computerized maintenance or service-management platforms including account setup, asset and equipment records, workflows, user access, data quality, reporting, and operational analysis.
- Ability to independently research and assess complex technical and operational issues, distinguish priority, service levels and escalations responsibility, identify missing information, evaluate risk, and determine practical next steps
- Ability to lead cross-functional initiatives, coordinate owners, project teams, Facility Operations, Technical Services, subcontractors, and OEM vendors, and manage competing priorities through resolution and closeout.
- Ability to develop, document, implement, and improve workflows, standard operating procedures, controls, RACI responsibilities, training materials, and performance measures.
- Ability to analyze service, quality, cost, vendor, and platform data; identify trends and performance gaps; and present clear findings, recommendations, and corrective actions.
- Strong written, verbal, facilitation, presentation, stakeholder-management, and customer-service skills, including the ability to communicate technical and contractual information to diverse audiences.
- Ability to train and coach internal and external users, support program adoption, promote consistent operating practices, and develop backup capability for continuity and scalability.

The pay range for this position is $84,060 - $136,400 per year; however, base pay offered may vary depending on job-related knowledge, skills, and experience. A bonus may be provided as part of the compensation package, in addition to a full range of medical, financial, and/or other benefits, dependent on the position offered.
