Job Title - Regional Parking Data Analyst

Job Summary

This position reports to regional leadership and partners closely with operations, finance, revenue management, technology, and asset management teams. The role supports a regional portfolio of on-street and off-street municipal parking operations and is expected to balance day-to-day reporting needs with strategic analysis for long-term performance improvement.

The Regional Parking Data Analyst analyzes operational, financial, and utilization data across a portfolio of parking enforcement, meter collections, and paid parking facilities in the Los Angeles region. This role supports regional leadership by translating occupancy, revenue, customer behavior, officer productivity, asset performance, and operational efficiency data into clear recommendations. The analyst will work closely with the Business Intelligence team to develop dashboards, perform forecasting, identify revenue growth opportunities, and help drive consistent, data-informed decision-making across multiple locations.

Key Responsibilities

Regional Performance Analysis

*Analyze parking occupancy, utilization, turnover, and revenue trends across multiple on and off-street facilities.

*Monitor regional KPIs, identify performance gaps and risks, and recommend actions that improve revenue, utilization, productivity, service performance, or operating efficiency.

*Provide operational and financial insights to Operations Managers and Senior Leadership.

*Conduct comparative analyses across locations to identify best practices and improvement opportunities.

Reporting & Dashboard Development

*Support the development and maintenance of regional dashboards, scorecards, and client and executive reports.

*Automate recurring reports to improve efficiency and accuracy.

*Deliver weekly, monthly, and quarterly performance reviews that highlight trends, risks, opportunities, and recommended next steps.

*Create visualizations that clearly communicate trends, explain performance drivers, and support operational and financial decision-making.

Revenue Management & Forecasting

*Analyze revenue performance by facility, customer segment, permit type, parking product, daypart, and demand pattern to identify pricing, utilization, and revenue optimization opportunities.

*Monitor transient, event, contract, and monthly parking revenues.

Operations & Utilization Analytics

*Evaluate occupancy patterns and peak-demand periods, using GIS software.

*Assess facility capacity utilization and recommend operational improvements.

*Support dynamic pricing and yield management initiatives.

*Analyze staffing levels and labor productivity against facility demand.

Data Quality & Systems Management

*Ensure accuracy and integrity of operational and financial reporting.

*Collaborate with IT and system vendors to improve reporting capabilities.

*Maintain data governance standards and reporting documentation.

Business Partnership & Strategic Support

*Collaborate with Regional Operations, Finance, Sales, Revenue Management, and Asset Management teams.

*Present recommendations to regional leadership and corporate stakeholders.

*Support new facility onboarding by establishing baseline reporting, validating source data, and identifying early performance trends.

*Assist in evaluating business cases for technology investments and operational initiatives.

Education:

*Bachelor's Degree in Urban Planning, Operations Management, Information Systems, Business Analytics, or equivalent.

*Master's degree (MBA, Data Analytics, Finance, Statistics, or similar) preferred but not required.

Experience:

*2 to 3+ years of experience in one of the following:

oData analysis

oBusiness intelligence

oFinancial analysis

oRevenue management

oOperations analytics

oProject Management

*Experience working with multi-site or regional operational portfolios preferred.

*Exposure to parking, transportation, mobility, facilities management, and municipal operations is highly desirable.

*Experience presenting findings to senior leadership and operational stakeholders.

*Able to learn and become proficient in other software applications, such as parking technology.

*Experience in overseeing technology and implementing initiatives that streamline existing processes using technology.

Data Analysis & Reporting

*Advanced proficiency in:

oMicrosoft Office 365, specifically Excel (Power Query, Power Pivot, advanced formulas)

oSQL

oData modeling and analysis

*Strong experience with:

oPower BI

oTableau

oSimilar business intelligence platforms

*Ability to automate recurring reports and dashboards.

*Experience in trend analysis, KPI development, pricing analysis, scenario modeling.

*Ability to identify revenue optimization opportunities through data analysis.

*Experience with GIS platforms such as - ArcGIS, QGIS, GIS mapping tools.

*Ability to analyze utilization patterns geographically and identify demand trends.

Preferred Qualifications

*Parking industry experience.
