Senior Director, Property and Asset Management

Position Overview

The Senior Director, Property and Asset Management serves as the strategic leader in overseeing property management and occupier services for a large healthcare system ambulatory real estate portfolio. This leadership role acts as the primary advocate and landlord interface for leased facilities while providing comprehensive property management oversight for owned assets. You will be directly responsible for supporting the goals and objectives of the account leadership team and delivering operational excellence, compliance, and enhanced occupant experience across the portfolio.

What This Job Involves

Strategic Leadership & Account Support

As the Senior Director, you will leverage your experience and expertise within the healthcare and property management industries to ensure high-quality results on behalf of the Client. You will provide strategic oversight of occupier services and property management operations across a multi-regional portfolio, ensuring all priorities are developed, met, and delivered through a strategic business plan. This role will ensure the evolution of property management services within the account while engaging and leveraging current client relationships and cultivating new ones.

Creating Strategic and Collaborative Solutions

You are an individual who sees the big picture, acts decisively, and focuses on creating an energized and collaborative environment. You will contribute to the establishment and refinement of work quality and best practices to drive results as a team, including development of system-wide policies and procedures. You are focused on strengthening strategic partnerships with the Client and delivering innovative solutions to expand our value to the client. You will collaborate with other senior account team members to deliver a best-in-class product and network with other Senior Directors within JLL WDX and Markets to ensure products and services being delivered are cutting edge.

Financial Management & Performance

You will provide annual and ongoing budget creation and variance analysistoleadership that ties to client and account goals. This includes optimizing utilization of tenant improvement allowances, implementing expense tracking protocols and cost recovery processes, and driving revenue optimization through strategic portfolio management, including the tracking and minimization of outstanding A/R across the Client-owned portfolio. Benchmarking and operational performance metrics must be sourced, delivered, and improvement strategies developed. You must understand industry-standard finance and accounting decision-making and performance metrics when contemplating various strategies, initiatives, and operating decisions.

Leadership and Managing Multiple Properties

Your tenure in the property management industry will enable you to provide leadership to multiple regional property managers and property administrators. You will build and develop high-performing property management teams while providing mentorship and career development opportunities to team members. Multi-tasking and flexibility are essential skills needed in this role as you oversee property managers and are held accountable for the performance of their portfolios. You will foster a culture of accountability, service excellence, and continuous improvement.

Landlord & Tenant Relations & Advocacy

You will serve as the primary interface between the healthcare system and tenants and landlords across the leased portfolio. This includes managing day-to-day tenant and landlord relationships, ensuring lease compliance, leading issue resolution and occupant advocacy efforts, and negotiating and coordinating occupant improvements and space modifications. Your ability to manage client and vendor relationships will allow for seamless conflict resolution, account maintenance, and overall development of client relationships.

Operational Excellence

You will coordinate operational activities to enhance occupant experience across both owned and leased assets. This includes ensuring compliance with regulatory requirements and risk mitigation across the portfolio, implementing and maintaining property management technology platforms and reporting systems, and collaborating with cross-functional teams including lease administration, transaction management, and facilities management. You will adopt, promote, participate in, and periodically lead complex change management initiatives.

You are people-focused, seeking out and understanding the needs, perspectives, and motivations of clients and team members alike. Your strong communication and relationship management skills enable effective leadership and stakeholder engagement.

Tech & Finance Minded

The real estate industry is consistently changing with technology. You'll need to make technology work to your advantage. You must demonstrate proficiency in the use and application of property management and work order technology tools and continually seek opportunities to develop your skillset and deliver appropriate technology solutions and effective deliverables to the client.

Revenue Growth

You will participate and assist the Account Director in expanding account services and participating in business development opportunities while helping sustain and drive new revenue initiatives. These opportunities may include proactively identifying unforeseen or strategic transaction opportunities. Additionally, you will assist with periodic M&A integration pre and post-acquisition.

Required Qualifications

Education & Experience

  • Bachelor's degree required; Master's, MBA, or other advanced degree preferred
  • 10+ years of progressive commercial property management experience, preferably in healthcare or medical office environments
  • 5+ years in leadership roles managing property management teams and multi-site portfolios
  • Proven skills in property management and building operations
  • Experience working with corporate clients to achieve real estate performance objectives
  • Proven track record of managing tenant and landlord relationships and delivering occupier services
  • Experience with budget management, financial analysis, and portfolio optimization

Skills & Competencies

  • Strong leadership and team development capabilities
  • Proven ability to manage a team consisting of dedicated property managers at varying levels of experience
  • Ability to lead/coach diverse teams and identify and develop top talent
  • Excellent communication and relationship management skills
  • Financial acumen with experience in budget preparation, forecasting, and variance analysis
  • Proficiency with property management technology platforms
  • Strategic thinking with ability to develop and implement operational improvements
  • Strong problem-solving and conflict resolution abilities

Certifications & Licensing

  • Real estate brokerage or salesperson license required
  • Professional certifications (CPM, RPA, or similar) a plus

Working Conditions

  • Position must be based in California
  • Travel required to managed properties across multiple regions
  • Collaborative work environment with cross-functional team interaction

Success Metrics

Success will be measured by the quality of your work product, your ability to develop winning strategies for client and team experience, operational performance against established KPIs, financial performance of the portfolio, and the strength of client relationships and team development outcomes.

Estimated compensation for this position:

50,000.00 - 55,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
