Overview

Livingston Place at Southern Ave., Assisted Living, a Calvary Street Management Assisted Living Residence (ALR) located in Washington, DC, is a LIHTC affordable housing community that is dedicated to offering affordable personalized care to aging disabled DC Residents.

Livingston Place at Southern Ave., is currently searching for an experienced and professional Recertification & Leasing Specialist to provide administrative and file management support to the community, and providing onsite support for the Leasing & Compliance Managers. This role is responsible for organizing, processing, and maintaining compliance documentation and occupancy records to ensure regulatory accuracy, confidentiality, and operational efficiency.

The Recertification & Leasing Specialist supports certification processing, documentation tracking, data entry, and reporting preparation, ensuring files are complete and audit ready. This role does not serve as the primary compliance authority but plays a critical support function in maintaining accurate records and regulatory consistency.



Responsibilities

Primary Responsibilities of the Recertification & Leasing Specialist position include, but is not limited to, the following:

Administrative Compliance Support:
* Prepare and organize initial certification and annual recertification files for review.
* Collect, scan, label, and maintain income and asset documentation.
* Track compliance deadlines and recertification schedules.
* Ensure resident files are complete and audit-ready.
* Assist with file corrections and documentation follow-up.

Data Entry & Systems Management:
* Enter and update resident compliance information in OneSite RealPage (or equivalent system).
* Maintain accuracy between physical files and system records.
* Generate preliminary compliance and occupancy reports.
* Monitor data discrepancies and flag issues for supervisory review.

Application & Waitlist Administration:
* Assist with application intake and documentation collection.
* Maintain and update waitlists in accordance with LIHTC and Fair Housing requirements.
* Organize applicant files prior to eligibility review.

Occupancy & File Coordination:
* Support unit turnover documentation and lease file assembly.
* Prepare lease packets and required addenda for execution.
* Maintain tracking logs for renewals and expiring leases.

Audit Preparation & Documentation Control:
* Assist with preparation of files for internal and external audits.
* Compile requested documentation for regulatory reviews.
* Maintain organized electronic and physical file systems.

Resident & Applicant Communication Support:
* Communicate documentation requirements to residents and applicants as directed.
* Follow up on missing documents and pending verifications.
* Provide professional and courteous administrative support.



Qualifications

MINIMUM QUALIFICATIONS:

* 2-4 years of experience in affordable housing, property management, or administrative support.
* Basic understanding of LIHTC documentation requirements (or demonstrated ability to learn quickly).
* Strong organizational and documentation skills.
* Proficiency in Microsoft Office and property management software.

PREFERRED QUALIFICATIONS:
* Experience working in LIHTC or affordable housing environments.
* Familiarity with OneSite RealPage.
* Experience supporting compliance file preparation.

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.

Pay Transparency: For Washington, DC this ranges from $45,000 - $60,000 plus benefits and retirement program.
