Position Description:
Plan, forecast, lead, direct, and coordinate work of Self-Perform Operations (SPO) staff, subcontractors, and suppliers on SPO projects. Oversee and confirm implementation of planned work for adherence to contracted scope for safety, schedule sequence, quality of work performed, and production planning and tracking. Supervise Trade labor in areas of responsibility.

Essential Duties & Key Responsibilities:

  • Develop, manage, and implement jobsite safety program in collaboration with EH&S team to support SPO team members and Trades to comply with standards and applicable safety codes and regulations.
  • Develop Job Hazard Analysis (JHAs) with Forepersons to enable quality daily pre-task planning.
  • Foster workplace environment where all people demonstrate highest standards of care for each other using Turner's Active Caring philosophy.
  • Thoroughly understand project scope, complexity, and contract.
  • Sequence work to meet project schedule and estimated productivity; communicate with Project Superintendent to incorporate Self- Perform Operations (SPO) activities, durations, and flow into project schedule.
  • Develop and implement overall SPO work schedules and integrate into main project schedule to facilitate, monitor, and maintain team productivity. Anticipate and identify critical path items and constraints impacting schedules to enable consistent and productive work progress.
  • Understand, oversee, and validate construction layout and surveying plans and performance.
  • Establish production requirements with Trades Foreperson and measure results weekly, oversee progress to promote coordinated project operations, and adjust work practices and crew assignments to boost production where possible.
  • Develop resource management plan, communicate, and implement performance of work related to scheduling, delivery, logistics, quality control, and SPO Trade staffing levels.
  • Monitor and report installed quantities and percentage of completion for SPO tasks and share findings at scheduled production meetings.
  • Manage hiring and termination decisions related to Trade labor, maintaining communication of decisions with General Superintendent and SPO Trades Manager.
  • Monitor jobsite deliveries for approved materials at the time and quantities as defined in project schedule.
  • Develop and maintain relationships with various labor sources to identify qualified labor to fulfill project staffing needs.
  • Resolve local area problems related to procedures, precedence, design clarifications, adequate labor, and equipment schedule; escalating as needed.
  • Supervise and develop SPO Trade forepersons; provide mentoring and constructive feedback for development and complete performance appraisals.
  • Identify, investigate solutions, communicate approach, discuss and/or resolve field issues with Project leaders, Trades Forepersons, Owners, Owner's Representatives, Architects, and/or Engineers as appropriate.
  • Encourage and reinforce development behavior of forepersons to enhance trade staff capabilities for career progression.
  • Identify and communicate high potential trades staff for career progression to SPO Trades Manager.
  • Validate monthly estimate of work completed, payrolls, material invoices, and subcontractor payment applications with SPO Project Manager.
  • Manage installation of work in compliance with approved contract documents.
  • Monitor and confirm accuracy of estimated quantities and manage procurement of materials.
  • Assist with bidding work to review productivity and approach for implementing work.
  • Perform constructability reviews and analyze drawings to identify specified components that may cause construction constraints to be resolved.

Qualifications:

  • Minimum of 3 years of related experience performing as Superintendent managing self-perform work or relevant experience (e.g., Trades Foreperson, Surveyor, Project Engineer), Bachelor's Degree from accredited program in Engineering, Architecture, Construction Management, Building Construction, or related field of study a plus, or equivalent combination of education, training, and experience
  • In-depth technical knowledge of self-perform work and related tools and equipment
  • Knowledge of building construction, means and methods, scheduling and cost control procedures, general contract understanding, general conditions, subcontract documents, drawings and specifications, and Trade practices
  • Able to anticipate and communicate issues/risks and information to non-technical audiences
  • Knowledge of continuous improvement concepts, principles, and methodologies
  • Ability to read, understand and interpret contract documents, drawing specifications, scopes of work, and project schedule
  • In-depth knowledge of Environmental Health & Safety (EH&S) practices
  • Conceptual ability to work with minimum information and quickly develop understanding of requirements
  • Proficient skills in project management, able to prioritize competing demands and meet deadlines
  • Leadership management skills with ability to forge relationships with stakeholders and indirect reports
  • Professional verbal and written communication skills, able to present information clearly
  • Proficient computer skills and Microsoft Office suite of applications
  • Travel may be required

The employee must regularly lift and/or move up to 15 pounds and occasionally lift and/or move up to 50 pounds.
