DESCRIPTION OF WORK

The Building Automation Systems Technician 3 collaborates with engineers, architects, and contractors to design, implement, and manage building systems that control environmental factors such as lighting and HVAC. Responsibilities include the installation, technical support, and troubleshooting of HVAC, Lighting, and Building Automation Systems (BAS). The technician diagnoses, resolves, and documents issues with BAS software, programming, and mechanical equipment, and identifies any deficiencies to execute repairs or consult with a supervisor for complex problems. This position requires proficiency with multiple BAS platforms, including Automated Logic, Johnson Controls, Delta, and Siemens, for diagnosing and correcting system-wide malfunctions. Preventative and corrective maintenance tasks include handling pneumatic and Direct Digital Control (DDC) systems, making adjustments to components, and troubleshooting issues with hardware, software, communication, and network connectivity.

This important role also involves monitoring BAS performance through data analysis to identify inefficiencies, energy-saving opportunities, and maintaining occupant comfort. Responsibilities include commissioning tasks, providing training to lower-level staff, staying updated on emerging technologies, and assisting in ATC design and specification development for projects. This position also requires using blueprints and schematics for system identification and maintaining accurate documentation of all BAS modifications. The technician will use Commonwealth-issued electronic devices to manage and log work assignments, ensuring adherence to department safety protocols, and may perform additional tasks, including those of lower-level trades, as necessary. Working conditions involve ladders, platforms, and occasionally operating a motor vehicle.

Work Schedule and Additional Information:

  • Full-time employment
  • Work hours are 7:00 AM to 3:00 PM, Monday - Friday, with 30-minute lunch.
  • Essential Employee - Required to report to work during emergencies and office closings.
  • Telework: You will not have the option to telework in this position.

REQUIRED EXPERIENCE, TRAINING & ELIGIBILITY

QUALIFICATIONS

Minimum Experience and Training Requirements:

  • Two years as a Building Automation Systems Technician 2 (Commonwealth job title or equivalent Federal Government job title, as determined by the Office of Administration); or
  • Six years of experience in the maintenance, repair, or installation of HVAC or refrigeration systems, related digitally controlled equipment, or BA systems which includes two years configuring and programming BA system hardware devices and software programs; or
  • An equivalent combination of experience and training which includes two years configuring and programming BA system hardware devices and software programs.

Special Requirement:

  • This position requires possession of an active Pennsylvania non-commercial Class C Driver's License or equivalent.

Additional Requirements:

  • Experience in working with Building Automation Systems (BAS).
  • Experience in troubleshooting and resolving issues with HVAC, lighting, or environmental control systems.
  • Experience performing preventive or corrective maintenance on pneumatic or Direct Digital Control (DDC) control systems.
  • Experience in analyzing BAS data to identify energy inefficiencies or abnormalities.
  • Experience collaborating with engineers, contractors, or other trades to design, implement, or upgrade building systems.
  • You must be able to perform essential job functions.
