- The annual salary for this position is $79,247 - $118,925, depending on qualifications and experience. We are committed to providing fair and competitive pay practices and ensuring compliance with all applicable pay transparency regulations.
The Associate Superintendent is responsible for assisting with, planning and organizing a construction project, ensuring that it is finished in a quality manner, on schedule, and within budget, while maintaining a positive company reputation with the design-build construction team, the client, and the community. DUTIES AND RESPONSIBILITIES Safety First:
- Monitor, enforce, and maintain job safety for construction project(s).
- Monitor subcontractors to ensure no one is allowed onsite without an Opus signed contract, insurance, and a safety plan.
- Conduct regular jobsite safety meetings and maintain proper records and reports.
- Participate in the identification and mitigation of potential safety hazards as construction work progresses.
- Assist with completion of safety surveys and checklists, as required.
Planning and Scheduling:
- Understand various construction disciplines; Architecture; Civil, Structural, Mechanical, and Electrical Engineering; and Project Management.
- Study contract drawings, shop drawings, specifications, and quality assurance programs to fully understand design criteria.
- Provide recommendations regarding design details to ensure buildability of project.
- Contribute to the establishment of budgets and scheduling of construction activities during pre-construction meetings.
- Ensure that appropriate building permits are obtained.
Project Oversight:
- Participates in review and interpretation of plans and specifications and assure conformance by various subcontractors and trades.
- Assist with the development and tracking of short interval and production schedules.
- Identify and resolve schedule and resource conflicts.
- Perform periodic review of the submittal log to verify conformance & expedite deliveries.
- Participate in progress meetings & weekly subcontractor meetings.
- Complete and process requisite paperwork correctly and in a timely manner.
- Maintain project files.
- Assist with compilation of as-built drawings and close-out documentation.
- Understand budget and assist with proper job and cost coding.
Team Supervision:
- Assist with coordination and supervision of subcontractors, vendors, and suppliers.
- Build and maintain positive relationships with all the team members.
- Effectively train and supervise team.
- Create and maintain productive working relationships with subcontractors.
- Conduct daily review of means and methods of various subcontractors.
- Administer and enforce Company policies.
- Conduct regular jobsite meetings.
Quality Assurance:
- Monitor construction activities and take corrective action as necessary to ensure quality standards are met.
- Ensure construction of the project conforms to plans and specifications, and project meets or exceeds the client's expectations.
- Effectively communicate observations, quality issues and make recommendations.
- Assist with enforcement of all national and/or local building codes and inspection requirements.
- Interface with specialty inspectors and/or consultants during site inspections.
REQUIRED QUALIFICATIONS
- High School Diploma or equivalent work experience required.
- Minimum of five years field OR minimum total of 5 years education and field experience in commercial construction, preferably with majority of time spent on large commercial, industrial or multi-family building projects.
- Must be willing and able to travel when local project assignments aren't available.
- Must possess a valid driver's license.
- Advanced interpersonal, listening and communication skills.
- Ability to solve practical problems and carry out responsibilities under minimal supervision.
- Ability to learn new project management software tools including project administration software and scheduling software.
- Excellent customer service skills and the ability to collaborate with a variety of team members and business partners, at all levels and across diverse cultures.
PREFERRED QUALIFICATIONS
- Bachelor's Degree in Civil Engineering, Construction Engineering, Architecture, Construction Management, or related area preferred.
- Experience thriving in a fast-paced, growth-driven environment.
- Previous Design-build experience.
- OSHA-30 preferred.
- Procore, Bluebeam and project scheduling experience preferred.
