What You Will Do:
GFT is seeking a Senior Project Manager to coordinate Right of Way Projects! This role can be based out of our Atlanta, GA office or can be a Remote position for the right individual. What you'll be challenged to do: GFT has an immediate opening for a Senior Project Manager that directs, and coordinates activities of right of way (R/W) projects to ensure that the objectives of each project are accomplished within set schedules and budgets. Has a thorough understanding of the acquisition plan and/or relocation plan and process, project scope of work, R/W acquisition and management plan, and/or project management plan (PMP). Helps ensure that the project is carried out according to the applicable state and federal regulations. Manages scope, out-of-scope work requests, schedule, budget, forecasting, resources, resource constraints, and project risks. Creates and maintains positive rapport and nurtures relationships with all project stakeholders and clients. In this capacity, the successful candidate will be responsible for the following: Supervises or personally conducts highly-complex negotiations with officials and representatives of government agencies, public and private utilities, financial concerns and attorneys.
- Manages Complex relocation and acquisition projects, including Engineering, Utilities, and R/W Engineering components.
- Negotiates independently with property owners, mortgage holders, corporations, executors, or their attorneys or representatives to obtain rights of way for projects, either private or public, by fee purchases, dedication or stipulation.
- Investigates and negotiates with property owners or their agents in matters relating to purchase, lease or disposal of real property.
- Analyzes and interprets detailed appraisals for use in negotiated acquisitions, sales, leases or condemnation suits.
- Oversees and reviews cost estimates based on market research completed.
- Reviews project plans or engineering drawings and provides a risk analysis based on real property and potential impacts.
- Prepares and coordinates the preparation of deeds, reconveyances, agreements, maps and other documents involving property rights.
- Maintains complete and accurate case files, pursuant to OPC and project specific requirements.
- Supervises the preparation of documents pertaining to acquisition.
- Responsible for development of proposals and delivery.
- Develops approach and scope of work and calculates cost and fee.
- Managing project within applicable schedule. Thorough understanding of critical path, milestones, and schedule compression techniques (truncating of schedule).
- Provides oversight of complex and litigious projects.
- Reviews project status, work products, case files and time usage and prepares client reports including project and cost analysis; overall project responsibility, including budget management.
- May be a witness in legal actions during trials and pre-trial proceedings, including settlement negotiations.
- Participates in proposal preparation, budget estimates and project policy formulation.
- Handles coordination of allocation of staff resources, project and proposal status, policy questions and client relations.
- Accurately updates and closes case files. Implements marketing and business development with existing clients.
- Ensures that time sheets and mileage expense reports are completed as required.
- Delivers projects on-time, on-budget, and within the expectations of client.
- Assembles teams, develops approach and scope of work, assigns resources, calculates cost and fee, and writes project proposals with marketing support.
- Responsible for timely updates to centralized tools: marketing site, professional resumes, CRM, website news/events/stories, press releases.
Education | Experience:
What you will bring to our firm:
- Valid Drivers' License and the ability to provide valid proof of auto insurance
- Bachelor's degree in business, or other relevant degree program. Experience may be substituted for education on a case-by-case basis.
- A minimum of 9 years of experience managing right-of-way acquisition and/or relocation projects.
- An advanced certification such as SR/WA, PMP, or a right of way oriented specialty designation.
- An understanding of utility relocation, R/W engineering and familiarity with the Uniform Relocation Act and eminent domain proceedings.
- Real estate license.
- Advanced proficiency in MS Office 2010 (Word, Excel, Outlook)
- Highly organized with ability to manage multiple project components simultaneously

- Ability to manage workload of a project team, delegating effectively
- Knowledge of fundamental workforce managerial tactics and approaches to staff development

Compensation:
The salary range for this role is $123,000 - $156,000. Salary is dependent upon experience and geographic location.
