Job Summary The Home Lending Title Review Specialist is responsible for conducting thorough reviews of property titles, identifying any issues or discrepancies, and taking proactive steps to resolve. In this role it is important to ensure internal and external customer service expectations are exceedingly satisfied. Collaboration with attorneys, Title agents, and internal partners to gather needed information timely is necessary. Maintaining accurate records and documentation of all title curative activities is imperative. Knowledge of the residential mortgage loan process and associated documentation, with a strong understanding of regulations and laws, is critical for success in this position.
Responsibilities
- Ensure all title reviews adhere to federal, state, and local regulations (e.g., RESPA, TILA) and internal policies.
- Stay updated on changes to regulations and industry standards that impact title review processes.
- Research and analyze legal documents, such as deeds, mortgages, judgments, liens, Surveys, covenants and restrictions, to identify potential issues and correct title defects.
- Request and review necessary documentation to correct title deficiencies, such as affidavits, quitclaim deeds, and corrective instruments.
- Collaborate with title examiners, underwriters, processors, and attorneys to settle complex title issues efficiently.
- Verify property address, legal descriptions, parcels, ownership and vesting information match across all relevant documents.
- Resolve any issues such as missing information, incomplete, inaccurate or contradictory information contained in the title documentation.
- Maintain accurate and organized records of title reviews, findings, and communications.
- Ensure all documentation is properly stored in the loan file and/or document management system.
- Performs other duties as assigned; duties, responsibilities and/or activities may change or new ones may be assigned at any time with or without notice
- Complies with all KeyBank policies and procedures, including without limitation, acting professionally at all times, conducting business ethically, avoiding conflicts of interest, and acting in the best interests of Key's clients and Key.
Education Qualifications
- High School Diploma or equivalent work experience (required)
Experience Qualifications
- 3+ years Home Lending or Legal Assistance experience (required)

COMPENSATION AND BENEFITS This position is eligible to earn a base hourly rate in the range of $20.19 - $30.77 per hour. Placement within the pay range may differ based upon various factors, including but not limited to skills, experience and geographic location. Compensation for this role also includes incentive compensation subject to individual and company performance.
