What this job involves:

The Senior General Manager (SGM) will lead multiple retail property teams at 3 or more retail properties.Their primary focus is on achieving financial results, marketing and operating objectives, and implementing strategic plans. This position calls for an assertive, professional leader with strong management skills and the ability to work collaboratively with on-site personnel, corporate JLL employees and client representatives. Other important factors for success include identifying and deploying best practices, as well as the ability to manage and perform to the best interest of JLL and the client.The Senior General Manager serves as the client's contact and oversees the Property Management efforts within a designated group of properties, and provides leadership to managers and professional staff.

What your day-to-day will look like:

  • Develop and implement comprehensive annual business plans to achieve budgeted net operating income across your property portfolio
  • Direct the preparation and implementation of all annual financial reports including budgets, management plans, marketing plans, and annual reports
  • Direct preparation and submission of monthly/quarterly financial reports, forecasts, and sales reports to asset managers
  • Manage capital expenditures to budgeted levels while optimizing property performance and tenant satisfaction
  • Monitor rent collections across all properties and execute appropriate collection processes to maintain cash flow
  • Negotiate tenant rent reduction or termination requests while collaborating with leasing agents to ensure budgeted leasing activity
  • Implement comprehensive tenant retention programs to ensure tenant satisfaction and minimize turnover
  • Enforce lease requirements consistently across all properties while maintaining positive tenant relationships
  • Direct specialty leasing functions to optimize temporary tenant and cart occupancy for maximum revenue generation

Required qualifications:

  • Bachelor's degree from an accredited institution, Master's degree in Business Administration, Real Estate, or related field
  • Seven to ten years of experience in retail property management, with multiple property responsibilities strongly preferred
  • Experience in third-party property management environment preferred
  • Advanced written and verbal communication skills with ability to present to senior leadership and clients
  • Proven track record of achieving financial targets and managing complex budgets across multiple properties
  • Strong leadership experience with demonstrated ability to manage, develop, and inspire diverse teams
  • Proficiency in property management software and advanced Microsoft Office Suite skills
  • Strong analytical skills with experience in financial modeling and market analysis
  • Ability to travel between properties as needed and maintain flexible schedule for property emergencies

Preferred qualifications:

  • Real Estate license required in applicable state(s), required within 6 months
  • Ten or more years of retail property management experience with portfolio management responsibilities
  • Professional certifications such as CPM (Certified Property Manager) or RPA (Real Property Administrator)
  • Experience managing properties of varying sizes and tenant mixes within retail portfolio
  • Demonstrated success in developing and mentoring property management professionals
  • Knowledge of retail industry trends, consumer behavior, and emerging retail concepts
