Wimmer Communities -The Centennial Senior in Oak Creek, is looking for a friendly individual for our Recertification Specialist, who enjoys working with the senior population and job variety!

Our Recertification Specialist ensures our affordable housing maintains compliance with HUD (Section 8) regulations by conducting periodic income and tenant eligibility reviews for residents. Key responsibilities include completing initial, annual, and interim recertifications to include communicating with residents, collecting and verifying income, calculating rents, maintaining organized files, and conducting audits to ensure adherence to program rules and regulations.

The Hours:

1st Shift - Monday thru Friday 8am - 4:30pm

Responsibilities:

  • Resident Communication: Notify residents about upcoming annual and interim recertifications and schedule interviews and assist them with completing required forms and gathering documentation.
  • Income & Asset Verification: Collect required documentation, verify income, assets, and household composition to determine eligibility and continued eligibility.
  • Compliance Adherence: Maintain strict adherence to HUD regulations for all tenant files and property operations and meeting compliance deadlines.
  • Record Keeping: Maintain accurate, organized, and up-to-date resident files and reports for compliance and management review.
  • Recertification processes: Ongoing review to ensure processes are efficient and effective for accurate completion of files within deadline.
  • Program Audits: Conduct internal audits of tenant files to ensure compliance with regulatory requirements. Assist with preparation of annual Management & Occupancy Reviews
  • Special Claims: Extracting data needed to process special claims within deadline.
  • Reporting: Prepare reports for property management and regulatory agencies to demonstrate ongoing compliance, which would include monthly EIV reporting and income discrepancy resolution.
