The Opportunity with Emerald Initiative
We are adding a Senior Facility Manager to our growing Emerald Initiative division in Seattle, Washington. In this role, you will deliver facility management services supporting employees and tenants, as well as corporate portfolio comprised of 15+ sites across multiple states, supervise the corporate facilities and workspace solutions team to ensure McKinstry corporate facilities are operated effectively, efficiently, and reliably within targeted budgets, operating plans, and service level agreements. Additionally, some responsibilities you will have include:
Team Management
- Hire and manage the corporate facilities and workspace solutions team.
- Facilitate a collaborative culture and help cultivate mindset of continuous improvement with team.
- Grow, motivate and develop talent on the corporate facilities and workspace solutions team, in partnership with leadership.
- Responsible for orientation and training of new corporate facilities and workspace solutions team members.
- Ensure corporate facilities and workspace solutions team participates in ongoing training and maintains certifications as required.
Financial and Resource Management
- Recommend and execute an annual plan supporting consistent and equitable delivery of corporate workspace services across portfolio.
- Recommend appropriate budgets for site operations and manage scope and service quality to meet objectives and align with budgets.
- Review (and/or ensure team reviews) invoices for services rendered by vendor companies, ensuring work was completed, invoices are accurate, and costs are allocated to the proper cost centers.
- Regularly review internal costs to ensure alignment with budgets, follow up with internal team members to address discrepancies as needed.
- Provide requested financial, progress or other reporting requested at site and portfolio level.
- Put teams in place to deliver maintenance and service excellence at each site, such teams consisting of outsourced vendors, client personnel, and in-house teammates where appropriate.
- Source and qualify potential service providers, negotiate and execute contracts with selected firms, and manage the performance of service over time.
- Supervise the resolution of contractual performance issues as they relate to the sites.
Facility Operations Management
- Oversee daily operations of portfolio sites, ensuring they are secure, meet organizational standards, and comply with safety and other applicable regulations.
- Ensure delivery of regular services such as day porter, cleaning & janitorial, exterior maintenance and landscaping, interior landscaping, waste management, pest control, break fix, etc.
- Develop and implement site-level maintenance plans that address equipment maintenance, routine inspections, permit-based testing and inspection requirements, and other important aspects of site performance and operations (for example, facility uptime and production schedules).
- Ensure necessary repair work is completed in a timely manner.
- Track the completion of maintenance and repair work using the specified CMMS system and related procedures.
- Maintain other relevant records including but not limited to correspondence with landlord or landlord's property manager, site and/or building or suite plans including modifications thereto, maintenance and service reports, etc.
- Supervise the resolution of technical and service performance issues as they relate to the sites.
- Develop and implement facility operating procedures and processes for specific sites and the facility management business (i.e. facility operating procedure, issue management, and site engineer contingency plans).
- Implement and promote sustainable practices across the portfolio, such as energy conservation and waste reduction programs, considering broader organizational initiatives (for example, decarbonization plan).
Corporate Facilities Services Management
- Space Planning & Utilization.
- Collaborate with leadership to plan for future space needs based on company growth and workforce tends.
- Plan, recommend and execute employee group moves for internal customers as needed.
- Corporate Facilities Services.
- Ensure delivery of all services such as workspace set-ups, Move/Add/Changes, event planning and execution support, and tenant services.
- Create, manage and optimize plans for delivery of Security, Food, Wellness, Parking and other corporate functions that may be added as required.
- Project Management.
- Partner with other teammates in the identification, scoping, and execution of projects across the portfolio (for example, office layout changes).
What you need to succeed at McKinstry
- Experience with the responsibilities listed above.
- Proven facility management competencies, including ability to problem solve, drive issues and situations to closure required.
- Familiarity with various building systems.
- Resourceful self-starter.
- Willingness to diagnose and solve problems.
- Positive and proactive communication.
- Effective communication with a range of audiences.
- Intellectually curious and desire to learn/teach.
- Familiarity with computerized maintenance management system (CMMS).
- Experience with people moves, inclusive of space planning, furniture procurement, workspace set-up and reconfigurations, preferred.
- Project management experience required.
- Knowledge of building systems and ability to manage personnel responsible for operation required.
- Minimum of ten years' experience in multi-site corporate facility management in a supervisory role required.
- Experience managing subtenants a plus.
- Ability to travel 0% - 20%.

The pay range for this position is $89,010 - $151,300 per year; however, base pay offered may vary depending on job-related knowledge, skills, and experience. Base pay information is based on market location. A bonus may be provided as part of the compensation package, in addition to a full range of medical, financial, and/or other benefits, dependent on the position offered.
