Job Overview

We are hiring an experienced HVAC-Preventative Maintenance Technician/ Maintenance Technician to help us operate, maintain, and expand our building and energy related HVAC platform consisting of geothermal, steam, and VRF systems as well as strengthening our Maintenance group. HVAC PM DUTIES AND RESPONSIBILITIES




  • Routine testing, troubleshooting, and triaging the repair of minor electrical, plumbing, building, and HVAC systems and equipment.





  • Installing, maintaining and repairing smaller heating, ventilation and air conditioning systems and equipment.





  • Diagnosing electrical and mechanical faults for HVAC systems with knowledge of various refrigerant types and electrical voltages





  • Troubleshooting, cleaning, adjusting, and repairing systems included water source heat pumps, geothermal systems, ductless split systems, fan coil units, gas and oil furnaces and hydronic boilers portable AC units.





  • Performing preventative system maintenance on the above and including:





  • Tour all buildings and develop Preventative Maintenance equipment list in conjunction with PM manager. Enters data onto field sheet then enters information into PM software.





  • Operates and routinely services gas and oil burners and related heating and ventilating equipment, cleaning, and greasing system components, pumps etc. according to a schedule.





  • Check belts and replace them as needed. Adjust pulleys as necessary.





  • Cleans and oils circulating pumps, exhaust fans, and compressors.





  • Replaces filters on air handling equipment on roofs and mechanical rooms.





  • Replaces filters on heating, cooling, and ventilation equipment in all parts of the building.





  • Maintains records of equipment performance and preventive maintenance and prepares routine reports.





  • Replace/clean filters in air purifiers.





  • Reports maintenance and supply needs.





  • Obtains PM information from suppliers or from internet for service intervals and service points for each piece of equipment





  • Writes work orders for deficiencies found in PM efforts daily.





  • Performs minor repairs as they are found as approved Director of Facilities and/or Lead.





  • Works on projects and problems in the field, assists with planning and scheduling, and directly reports to the Facilities Director, working closely with and indirectly reporting to the Lead.





  • Occasionally responds to emergency calls outside of regularly scheduled work hours.





  • Performs other related duties as assigned.





  • Adhere to all OSHA safety requirements as it relates to the duties of maintenance operations; complete all required OSHA or training courses as defined by management before conducting tasks





  • Wears proper PPE as required for the task at hand





  • Keep tools and power equipment clean and in safe working condition





  • Collaborates with energy management staff/vendors in controlling and operating school heating and cooling equipment.





  • Complete assigned service calls and maintain communication with team throughout the shift.





  • Participate in continued HVAC training.





  • Duties may also include directly supervising assigned maintenance helpers/trainees, input in the evaluation of employees, and making recommendations to the Facilities Director. Providing technical direction and on-the-job training.





MAINTENANCE DUTIES AND RESPONSIBILITIES




  • Performs a variety of general maintenance work including, but not limited to repairs to buildings and equipment; including changing electric fuse troubleshooting lighting and minor electric problems, making daily check of fire alarm system, fixtures and other items found at school





  • Perform minor repairs and/or replace plumbing fixtures, valves, and other devices as required.





  • Assist in maintaining all pressure piping systems.





  • Maintain all sanitary and storm drains in a free running manner using plunger, snake, vacuum, etc.





  • Perform minor repairs and/or replacement of electrical fixtures, devices, and appliances as required.





  • Has a general working knowledge of all campus electrical, mechanical, and HVAC systems.





  • Perform minor inspection duties where directed.





  • Maintain all mechanical rooms in safe, clean, operating condition.





  • Report unsafe conditions of buildings or equipment damage to supervisor.





  • Perform work orders as assigned.





  • Perform other duties when assigned.




Qualifications

QUALIFICATIONS




  • Excellent written, verbal, and interpersonal skills.





  • Proficient in reading schematics.





  • Ability to work in confined spaces.





  • Excellent communication skills.





  • Goal-oriented.





  • Ability to work a flexible schedule accommodate the needs of the organization.





  • Clean driving history and valid Driver's License.





  • Clean criminal background history and pre-employment drug screen.





  • Energetic, positive, and self-motivated.





WORKING CONDITIONS/ PHYSICAL DEMANDS




  • Ability to work evenings and weekends. (Will be added to the rotating on-call list)





  • Ability to lift and transport up to 50 lbs. on a regular basis.





  • Ability to climb ladders and work in elevated spaces.





  • Ability to work in attics and tight spaces.





  • Ability to work in many weather conditions.





  • Ability to work with snow removal efforts across campus.





EXPERIENCE




  • 2+ year experience as an HVAC-Maintenance technician is preferred, and willingness to continue education in those fields.




EDUCATION




  • High school diploma, GED or suitable equivalent.





  • EPA Certified preferred





  • NATE Certified A+ preferred
