Job Summary

Legal Real Estate Analyst responsible for examining, reviewing, and interpreting property records to determine legal ownership, status of title, and any encumbrances or issues that could affect property rights. This position involves working with deeds, easements, leases, maps, and other legal documents to support real estate transactions, litigation, land acquisitions, development projects and other organizations as needed.

Responsibilities

  • Research and analyze public records, title documents, and legal descriptions to establish property ownership.
  • Review and interpret deeds, easements, plats, mortgages, liens, tax records, and other encumbrances.
  • Prepare title reports, ownership chains, and curative documentation as needed.
  • Resolve title defects or discrepancies by communicating with title companies, attorneys, or government entities.
  • Work closely with surveyors, legal teams, land agents, and project managers to ensure title integrity.
  • Support the due diligence process for land purchases, leases, right-of-way acquisitions, or development projects.
  • Monitor title issues that could impact operations and recommend corrective actions.
  • Prepares legal documents to support their specific function (i.e., demand letters, settlement agreements, encroachment agreements, discovery responses, etc.)
  • Recording/electronic filing of real estate and other documents
  • Completes legal research projects and other ad-hoc assignments as needed
  • Collaborates with in-house and external counsel and other stakeholders (client management)

Required Qualifications

  • Bachelor's degree
  • In addition to bachelor's degree, five (5) years minimum of related experience
  • In lieu of bachelor's degree, HSD/GED AND ten (10) years minimum of related experience

Preferred Qualifications

  • Degree in paralegal studies, business, real estate or related field preferred.
  • Prior real estate paralegal experience
  • Minimum 2 years experience in title research, land records, or real estate law.
  • Proficiency in reading and interpreting legal descriptions and land survey documents.
  • Knowledge of title examination tools, county records systems, and GIS mapping.
  • Strong analytical and problem-solving skills.
  • Detail-oriented with excellent organizational and communication abilities.
  • Registered/certified paralegal
  • Prior experience in legal operations or as a legal analyst
  • Degree in paralegal studies or business preferred
  • Prior work experience in a utility
  • NALA certification
  • Notary Public
  • Demonstrated effective written and oral communication skills; proofreading skills with an emphasis on grammar and formatting
  • Ability to handle highly confidential and proprietary information
  • Attention to detail, accuracy, and flexibility in handling multiple tasks, often under time constraints
  • Demonstrated ability to prioritize, organize, and coordinate work while showing initiative and sound judgement
  • Demonstrated problem solving, decision making, and analytical skills
  • Possess excellent judgement
  • Ability to work as part of a team; strong collaboration skills
  • Proficiency with all Microsoft products, including but not limited to Outlook, Word, Excel, PowerPoint, Teams, and SharePoint
  • Experience in conducting legal and regulatory research, including use of research software (ie: Lexis Nexis), and internet searches
Working Conditions
  • Travel: 5-15%. Occasional travel would be required to St Petersburg Headquarters if Lake Mary location chosen
  • Hybrid mobility classification - work will be performed from both remote and onsite locations after the onboarding period. However, hybrid employees should live within a reasonable commute to the posted reporting location.
