Overview

Gilbane Development Company is seeking a strategic and results-driven Head of Asset Management to lead our growing portfolio and drive long-term value. This senior leadrship role reports directly to the Executive Vice President and collaborates closely with the CEO and executive team to shape and execute asset management strategies.
Key responsibilities include oversight of a national portfolio encompassing 5,000 units of multifamily housing (80% affordable), 5,000 beds of purpose-built student housing, and select retail and office assets as well as m anagement of over $1 billion in residential assets under development, with ambitious plans to expand the portfolio 2-3x over the next 3-5 years.
This is a pivotal opportunity to drive impactful growth and optimize a diverse portfolio in a dynamic, mission-driven environment.


Responsibilities

Leadership
* Assess, develop, motivate and lead a diverse team of Asset Management professionals, establishing core competencies, standards and consistent approaches
* Establish organizational structure, best practices and refine operating procedures for asset management department.
* Work with EVP and CEO to develop and execute strategic initiatives for Gilbane Development's platform
* Work with Finance Department, Capital Markets and Business Unit Leadership SVPs to guide business and proactively address additional asset management engagements.
* Work with Director of IT to lead technology initiative to establish asset management reporting platform which interfaces with accounting and property level systems and provide accurate reporting and on demand dashboards.

Asset-Level
* Work with the Business Unit SVPs to develop and maintain best practices for onboarding new developments, acquisitions and joint-venture relationships
* Lead the development and execution of annual asset-level business plans, including capital plans, selection of property managers, quarterly internal valuations, annual external independent appraisals, annual hold/sell analysis of each asset, and selection of sales brokers
* Work with property-sector leaders to develop, execute, and course-correct asset-level strategic plans designed in tandem with portfolio managers
* Oversee the development and approval of property-level budgets in conjunction with third-party property management firms
* Engage with the Technology Leadership to vet and ultimately implement select proptech initiatives. Additionally, help lead the team's efforts to collect, track and utilize property and investment data more effectively

Investment and Firm-Wide Initiatives
* Provide asset- and market-level expertise to the executive committee, acquisitions, and research professionals
* Influence key stakeholders in company investment decisions and new initiatives
* Engage with Management Committee to identify and implement firm-wide policies and procedures

External
* Proactively establish and maintain various industry contacts and relationships across the regions and nationally through various networking and real estate associations. This includes establishing a network with peers, competitors and vendors
* Actively participate in or designate other senior product specialists for sector-specific industry groups (NAIOP, ULI, NAREIM, REFA, NMHC, ICSC, etc.)



Qualifications

EXPERIENCE / EDUCATION:

* Bachelor's degree required; MBA or related master's degree preferred.
* Proven leadership abilities and excellent communication skills.
* Experience building or enhancing asset management systems at an institutional level.
KNOWLEDGE, SKILLS & ABILITIES:
Familiarity with affordable housing programs (LIHTC, Section 8, etc.) and related compliance requirements.
* Strong analytical skills and proficiency with real estate financial modeling.
* Understanding of property management operations and tenant relations.
* Strong financial acumen with experience in budget development, financial analysis, and capital planning.
* Track record of successful portfolio performance improvement.
* Development and operations background preferred.

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.
