Within AWM, the Real Estate Debt Capital Markets team ("RE DCM") is responsible for sourcing, negotiating, and executing all asset level and fund level financings for asset funds managed by Goldman Sachs. The team ensures global consistency in terms and adherence to critical risk management principles, while managing the firm's lender and counterparty relationships to originate and optimize debt capital for real estate investing. This capital is a critical component of the performance we deliver to our investors.

Analysts within RE DCM will support senior team members in the underwriting, marketing, and execution of transactions. We look for individuals with versatile skills and a passion for real estate investing and capital markets. The successful applicant will demonstrate a consistent track-record of achievement, be comfortable working in a fast-paced, dynamic environment, can manage multiple projects concurrently, and possess strong interpersonal and technical skills.

Responsibilities Include



  • Supporting senior team members in the origination, negotiation, and execution of debt facilities (incl. term sheets and loan agreements)
  • Preparing marketing material for debt origination (lender presentations, collateral analysis, committee documents, transaction pipeline, etc.)
  • Managing and streamlining debt origination / marketing processes, lender due-diligence, and loan closing processes
  • Communicating with lenders and brokers throughout the loan origination and closing process
  • Collaborating with other teams involved in the management of transactions post-loan closing
  • Liaising with the real estate acquisition and asset management teams
  • Tracking/reporting/analyzing detailed loan performance metrics
  • Creating management presentations/responding to ad hoc requests and preparing analyses for same
  • Supporting/furthering technology initiatives related to the above responsibilities
  • Additional responsibilities will be based on the needs of the business and the candidate's specific skills



Qualifications



  • Bachelor's Degree or higher
  • 1+ year of industry experience preferred (asset management, fund finance, fixed-income, legal preferred)
  • Strong analytical and technical skills and attention to detail
  • Strong interpersonal and communication skills, oral and written
  • Ability to stay organized, multi-task and meet tight deadlines
  • Self-motivated with a strong desire to learn
  • Exemplary work ethic and personal integrity
  • Team player, willing to help in areas not explicitly related to job duties and collaborate with others
  • Strong Excel, Word, and PowerPoint skills
