About This Role
In-house legal counsel for Real Estate matters. Support General Counsel, Chief of Strategy, Partnerships & Towers and Senior Director Legal-Towers in real estate legal matters including but not limited to: acquisitions, leasing, divestitures, entity projects, litigation, easements, foreclosures, eminent domain, and special projects.
- Acquire real estate interests, through purchase or lease, for (i) the construction of new wireless communication facilities and (ii) under existing wireless communication facilities, including on-going drafting, review and approval of leases, amendments, purchase agreements, easements, and other acquisition documents.
- Provide Real Estate legal support to internal customers regarding post-acquisition issues for existing wireless communication facilities including management of master lease/license agreements, colocation matters, litigation, resolution of default notices, dispute resolution, settlements, lease amendment and renewal negotiations, and assistance with special projects.
- Review, interpret and modify existing leases, easements, and other contracts.
- Provide legal opinions, legal research, statutory interpretation, and guidance to associates and agents of the Company regarding Real Estate matters.
- Retain, manage and oversee outside law firms engaged in Real Estate transactions and litigation for the Company
- Work closely with local counsel to represent the Company at local zoning hearings and other proceedings.
- Participate in cross-functional teams and projects to secure real estate assets, reduce costs, improve audit activities, and otherwise assist finance, engineering, public affairs, and other departments of the Company with Real Estate and other legal issues.
- Provide progress, status, and summary information on cell site activities, real estate holdings and transactional documents before execution.
- Review title commitments, abstracts, title opinion letters, surveys, and underlying documents to determine conditions of title to land and resolve all title issues.
Minimum Requirements
- Law degree, J.D. is required.
- Licensed to practice law in any US state.
- 5 - 10 years' experience in a responsible position in a law firm or in a real estate or tower company is required.
- Strong Negotiating skills. Critical thinking.
- Ability to persuade others to the Company's point of view. Detail Oriented.
- Strong Ability to multi-task in a fast-moving environment. Solid Service Orientation.
- Strong written and verbal communication skills.
- Familiarity with Microsoft Word and Excel.
- Judgment and decision making to choose the correct course of action. Complex problem solving.
- Active Listening.
- Occasional travel time may be required.
PREFERRED QUALIFICATIONS
- Telecommunications Industry experience is strongly preferred.
