Posting Summary |
Rutgers, The State University of New Jersey, is seeking a Foreperson Maintenance, Shift Supervisor-Housing for the Division of Institutional Planning & Operations (IP&O). Under the broad direction of the Associate Director-Operations, the Foreperson Maintenance, Shift Supervisor is responsible for supervising the Housing division shift program, which operates from 3:30 p.m. to 12:00 a.m., seven days a week, 365 days a year.
Among the key duties of this position are the following:
- The role involves overseeing a shift crew of custodial and general maintenance staff in the cleaning, repair, and maintenance of housing facilities across all five campuses in the New Brunswick area.
- The position provides first-line response to emergency situations in residence areas during non-office hours, responding to emergency repair or condition calls with or without the crew.
- Additionally, the role includes maintaining maintenance logs, vendor files, and emergency phone numbers as required by the program.
- Acting as a liaison between Housing and the Facilities shift supervisors on the New Brunswick and Piscataway campuses, the position operates independently without direct supervision while on shift.

Qualifications
Minimum Education and Experience |
- High school education or equivalent and a minimum of five years' experience in operations and repairs and custodial services, including supervision of personnel performing these kinds of tasks.

Certifications/Licenses |
- Valid driver's license and two years of driving experience.
- Will be required to successfully complete the Rutgers Defensive Driving Course.

Required Knowledge, Skills, and Abilities |
- Must be able to communicate orally and in writing and possess good organizational skills.
- Strong leadership, organizational, and communication skills are essential, along with proficiency in maintenance management software.
- The ability to work flexible hours and handle emergency situations effectively is also required.

Preferred Qualifications |
- Preferred qualifications include a Bachelor's degree in Facilities Management, Business Administration, or a related field, with 3-5 years of supervisory experience in facilities management or maintenance.
- Knowledge of maintenance procedures, housing facilities management, and vendor contract processes is important.
- Relevant certifications, such as CFM or OSHA, are a plus.

Equipment Utilized |
- The incumbent must be familiar with and able to operate various maintenance tools and equipment, custodial equipment like floor buffers and carpet cleaners, emergency equipment such as generators and fire alarms, communication devices like radios and smartphones, and maintenance management software for tracking work orders and scheduling shifts.

Physical Demands and Work Environment |
- The position requires the ability to perform physical tasks such as lifting and carrying equipment, walking through buildings and exterior areas, and performing inspections. The incumbent must be able to respond to emergency situations, which may involve climbing stairs, working in confined spaces, and handling maintenance tools.
- The work environment includes both indoor and outdoor settings, with exposure to various weather conditions. The role involves working nights. It may also involve, weekends, and holidays, and requires the ability to handle stressful situations calmly and efficiently.
