Job Description:

Ryan Companies US, Inc. has an exciting career opportunity for a Vice President of Development! This opportunity is available in our South Central region, and will oversee the full lifecycle of speculative industrial development projects.

Some things you can expect to do:

  • Identify and source speculative industrial development projects for the region and maintain robust investment pipeline.

  • Manage multiple in-process and planned projects and various stages of the development lifecycle.

  • Lead industrial development opportunities for the SC region and grow and mentor team members.

  • Conduct in depth market analysis to assess market trends, target submarkets, and trends in industrial real estate. Have deep working relationships with top industrial brokers in the market.

  • Strategically lead project pursuits, negotiate land acquisitions, and manage due diligence process.

  • Assess potential development sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances, applicable fees.

  • Manage the entitlement process and determine submission requirements and schedule for required governmental approvals and permits, attending meetings and making presentations as required (City Councils, Planning Commissions, neighborhood groups, etc.).

  • Analyze the financial feasibility of all projects, develop project-specific costs budget; prepare pro formas and pursuit costs forecasts & present for internal deal approval

  • Collaborate and lead a team of architects, engineers, and consultants through design management stages of project.

  • Manage project budgets, schedules and contracting team to ensure successful project delivery and project closeout.

  • Lease buildings and analyze disposition strategy of assets

  • Maintain relationships with stakeholders, including investors, brokers and local authorities.

  • Maintain contact with individuals and firms within the industry that help create opportunities for Ryan, including active and visible involvement in the appropriate associations

  • Maintain strong relationships with owners and key executives

  • Jointly develop the annual revenue and profit goals for Ryan Companies with the sector leader, regional leader and business development team

  • Support the marketing and sales strategy for the region, including active management of the public relations, industry involvement, and award applications (includes understanding of industry competitors and documenting best competitive practices)

  • In addition to speculative industrial opportunities this position will manage industrial BTS projects for this region.

To be successful in this role

  • A bachelor's degree in real estate development, construction management, engineering, or related field is required.

  • You must have at least 10 years of experience in commercial real estate development with a minimum of 5 years in industrial development.

  • You must also be able to analyze and assess investment opportunities and have excellent negotiation, presentation, interpersonal, and time management skills.

You will really stand out if you have:

  • An MBA or MS in Real Estate or Finance

  • Proven experience in industrial real estate development, with a focus on speculative industrial opportunities throughout the SC markets.

  • Have existing relationships within the industrial SC markets and the ability to establish new relationships that result in development, design and construction opportunities.

  • Highly self-motivated with the ability to work effectively independently and within a team environment, while being highly organized and skilled at prioritization and time management.
