Description

UDR, Inc. is now hiring a Director - Renewals & Revenue Initiatives to join our team at our corporate office in Highlands Ranch.

GENERAL SUMMARY OF DUTIES: Lead the strategic direction of UDR's Centralized Revenue generating operations. Direct and manage the Centralized Renewals Team (CRS), Short-Term Furnished & Corporate Housing Team (STF/CH), and Sales Initiatives Team in their execution of UDR's vision. Manage the actualization of Sales & Revenue department revenue goals and performance metrics. Accountable for building rapport with key stakeholders including those at the senior level of property operations. Responsible for streamlining processes and implementing innovative solutions for the department.

SUPERVISION RECEIVED: Reports to the Vice President - Sales and Revenue

SUPERVISION EXERCISED: Manager - Centralized Renewals, Senior Manager - Corporate Furnished & Corporate Housing, Team Lead - Sales Initiatives

ESSENTIAL FUNCTIONS:

1. Direct the Centralized Renewals team with key focuses on customer retention, salesmanship, and strong communication.

2. Direct the Short-Term Furnished and Corporate Housing team with key focuses on profitability, lease compliance, and customer service.

3. Direct the Sales Initiatives team with a key focus on revenue generation, and innovation.

4. Responsible for the development of department leadership including the Manager - Centralized Renewals, Senior Manager - Short-Term Furnished & Corporate Housing, and Team Lead - Sales Initiatives.

5. Lead the strategic direction of revenue generating business opportunities including the growth of UDR's Centralized streams of revenue.

6. Analyze customer retention metrics for progress/results, strategically pivoting priorities to achieve set goals.

7. Provide oversight to CRS, STF/CH, and Sales Initiatives performance metrics.

8. Assist direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.

9. Remain up to date on new laws and city regulations that could impact new/current initiatives.

10. Bring concept-to-execution quickly managing multiple initiatives in various stages of roll-out while accurately forecasting profitability.

11. Expand existing sales/operations initiatives to show year-over-year revenue growth.

12. Maintain rapport with Vice President - Property Operations, Area Director, Regional Manager, and District Manager roles across diverse asset levels and geographic regions.

13. Serve as a resource for the Area Director to discuss market challenges, personnel fluctuations, lead management/renewal management best practices, and offer corporate renewals support. Facilitate a culture of cross-collaboration between the corporate Centralized teams and the on-site property teams.

14. Ideate, draft, and oversee Funnel CRM enhancements to create team efficiencies and improved processes. Monitor and troubleshoot Funnel CRM bugs, ensuring issues are reported to necessary parties with necessary information. Ensure the CRM is working correctly and meets the requirements of the Sales team.

15. Maintain a close relationship with the Pricing Department, driving renewal lease rents and limiting exposure, in alignment with the company occupancy strategy.

16. Partner with the Centralized Analyst, Corporate Operations, and IT / to maintain the Centralized Renewals Operations Dashboard Reporting as business needs dictate - inclusive of: Renewal Success Metrics, Revenue Metrics, and NTV Success Metrics.

17. Aid in creating best practice and procedure documents that support the continued success of Centralized Renewals Team (CRS), Short-Term Furnished & Corporate Housing Team (STF/CH), and Sales Initiatives Team.

18. Work with cross-functional teams to identify and assess new ideas and technologies that could benefit the department. Develop and implement processes and systems to support the continuous improvement and evolution of teams within the department.

19. Facilitate idea-generation sessions and workshops to encourage collaboration and innovation among team members. Execute on strategic team initiatives with speed, efficiency, and accuracy.

20. Stay up to date with industry trends and best practices in property management, sales, and innovation. Share insights with department stakeholders.

21. Identify new revenue generating ideas. Pilot and implement these programs across the portfolio.

22. Lead meetings with Centralized Team Leads and Managers to drive the continued progression of both teams.

23. Host skip level one-on-ones with Specialists as needed.

24. Make recommendations on team process improvements which result in higher ROI of the Centralized Teams.

25. Serve as a resource to all the teams within the Sales & Revenue Department. Offer guidance and support in training and long-term growth and sustainability.

26. Supervise direct reporting staff in accordance with overall company policy.

27. Approve time records and requests for time off.

28. Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.

29. Perform other duties as assigned or as necessary.

PERFORMANCE REQUIREMENTS:



  • Knowledge of organizational policies and procedures. Ability to apply policies and procedures to solve everyday issues. Knowledge of basic office practices and procedures.
  • Meticulous organizational skills required. A self-starter and team player, with excellent follow through. Must be nimble, learn quickly, and be capable of clearly conveying the value proposition in leasing/renewing. Must display a keen ability to balance the needs of internal and external customers. People-oriented; capable of relating to and communicating with diverse personalities. Bring an entrepreneurial, 'can-do' attitude to the table on a daily basis.
  • Knowledge of principles and methods for selling and promoting apartment properties. Must know and follow the Fair Housing laws. Demonstrated knowledge and familiarity with community and rental property operations. Ability to effectively present information. Ability to travel domestically to Company properties, as Management dictates. Capable of flexibility in office space including mobile office tools such as: a laptop computer, a tablet, and a mobile phone. Ability to complete and apply all of the provided training.

  • Must demonstrate expertise in CRM systems and their application in a sales environment.
  • Understands business needs and goals of Sales and Renewals teams. Effective in utilizing this knowledge to inform the development of the CRM system. Communicates clearly and effectively with stakeholders, including the Sales team and IT department, to ensure that the CRM system meets the needs of all parties.

  • Demonstrated proficiency in the use of the internet and internet searches. Must have knowledge and understanding of CRM systems. Must be skilled in word processing, drafting correspondence, and memoranda. Attention to details, and proficiency with MS Office software applications required such as Microsoft Office, Word, and Excel.


TYPICAL PHYSICAL DEMANDS: Requires prolonged sitting, some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 pounds. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Occasional travel in the United States to UDR properties.

EDUCATION AND EXPERIENCE:

1. Bachelor's Degree or equivalent combination of education and experience required.

2. Minimum of ten years' demonstrated sales and customer relationship development experience is required.

3. Minimum of five to eight years' demonstrated management experience leading sales teams.

4. On-site Property Management experience is required.

5. Must have and maintain a valid driver's license unless otherwise noted.

Salary Range:
* $120,000.00/yr. - $145,000.00/yr., depends on experience

Bonus Potential:
* Eligible for 20% annual bonus potential, based on personal and company performance
