Building Operating Engineer

Jones Lang LaSalle (JLL) is seeking a skilled and experienced Building Operating Engineer to join our team. The successful candidate will be responsible for maintaining and optimizing the operations of commercial buildings, ensuring a safe, efficient, and comfortable environment for tenants and visitors.

Location: Seattle, WA

Job Summary: As a Building Operating Engineer at JLL, you will oversee the daily operations, maintenance, and repair of building systems, including HVAC, electrical, plumbing, and life safety systems. You will work collaboratively with property management teams to ensure the highest standards of building performance and tenant satisfaction.

Key Responsibilities:
Operate, maintain, and repair building mechanical, electrical, and plumbing systems
Conduct regular inspections and preventive maintenance on all building equipment
Respond to and resolve tenant service requests and emergency situations promptly
Monitor and optimize energy consumption to improve building efficiency
Ensure compliance with local, state, and federal regulations related to building operations
Maintain accurate records of maintenance activities, equipment performance, and energy usage
Collaborate with contractors and vendors for specialized maintenance and repairs
Participate in project management for building upgrades and renovations
Assist in developing and implementing emergency response procedures
Train and mentor junior staff members

Required Qualifications:
High school diploma or equivalent; technical or vocational training preferred
5+ years of experience in commercial building operations and maintenance
Required City of Seattle 3rd Grade Steam license and City of Seattle Refrigeration license.
Proficiency in building automation systems and energy management software
Strong knowledge of safety protocols and OSHA regulations
Excellent problem-solving and communication skills
Ability to work flexible hours, including nights, weekends, and on-call rotations
Physical ability to lift up to 50 lbs and work in various environmental conditions
