Job Description

Coordinates and directs the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through contracting with outside vendors.

ESSENTIAL DUTIES & RESPONSIBILITIES



  • Supervises all general maintenance and contract cleaning services. Evaluates each facility on at least a quarterly basis to ensure facilities and grounds are maintained in a clean, safe and professional manner.
  • Analyzes firm's HVAC systems, mechanical equipment and other bank equipment to ensure proper maintenance, performing minor repairs where needed or ordering periodic inspections and repairs as required through professional/ licensed services.
  • Develops and updates preventative maintenance plan and schedule.
  • Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.Plan and coordinate with external vendors to schedule and oversee all routine maintenance and inspections.
  • Act as primary point of contact for all building maintenance issues.
  • Oversees and directs effective and timely snow removal.
  • Off-duty response to facilities related emergencies. Contacts appropriate personnel in response to emergency situations.
  • Assists with the development of long range plans, conceptual designs, capital outlay requirements, documentation for facilities and provides information to Senior Management.
  • Assists with plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction. Inspects construction and installation progress to ensure conformance to established specifications.
  • Maintains access control devices to all bank locations.
  • Maintains and assigns entry keys and employee alarm codes for all buildings, maintaining duplicate keys for all facilities.
  • Serves as a member of the Security and Safety Team reporting to the Security Officer. Responsible for building security and safety.
  • Serves as a member of the Disaster Recovery Implementation Team.
  • Acts as liaison to public utility, environmental, and energy agencies.
  • Serves as Administrator of the Evacuation Plan. Provides training annually and updates plan as needed.
  • Responsible for maintaining all Vendor Management records as they relate to facilities vendors.
  • Records and reports the results of key risk indicators (KRIs) as they relate to facilities and security related issues to the Risk Management Team.
  • Provides assistance in the areas of courier services, ensuring timely delivery of materials and supplies to the Bank's various locations
  • Performs supply purchasing functions and assists in the records retention area as needed
  • Perform additional duties as requested, needed or assigned

Experience and Skills

JOB REQUIREMENTS



  • Working knowledge of maintenance and facilities operating procedures
  • Highly self-motivated and able to work independently without close supervision
  • Ability to troubleshoot facilities equipment and to communicate possible solutions to Senior Management
  • Ability to effectively work with colleagues on multiple projects simultaneously, managing time and resources to ensure work is completed efficiently and within established timeframes
  • Possess strong communication skills
  • Demonstrates and promotes high ethical standards and behaviors
  • Maintain a professional manner at all times
  • Fluent in written and verbal English communication skills

  • Valid Massachusetts Driver's License
  • Ability to occasionally work nights and weekends


EDUCATION & EXPERIENCE



  • Bachelor's degree in Facilities Management or equivalent work experience
  • Minimum of five years' experience in facilities management
